  • A worked example on a ₹60 lakh loan, and the documents lenders ask NRIs for

The cheapest NRI home loan we found on 1 November 2026 starts at 7.25%, at a public-sector bank whose home loan scheme lists NRIs, PIOs and OCIs as eligible. That's the same rate its resident salaried borrowers with a credit score of 800 or more get, and its rate sheet has no separate NRI line. Housing finance companies and a private bank publish NRI starting rates from 7.50% to 8%. RBI's foreign exchange rules say the loan amount, margin and repayment period for an NRI must be at par with a resident borrower. This guide comes from MoneyKarma, India's home loan platform with 90+ lenders. Not a lender.

Key takeaway: On a ₹60 lakh NRI home loan over 20 years, 7.25% means an EMI of ₹47,423 and 8% means ₹50,186. That ₹2,764 monthly gap adds up to about ₹6.63 lakh over the loan.

How do NRI home loan rates compare by bank?

Here's what lenders' own pages showed on 1 November 2026. Lenders aren't named. Rates are floating and linked to the RBI repo rate, which is 5.50% on lenders' rate sheets, unless marked fixed.

Another public-sector bank's NRI page says its home loan rates don't differ for NRIs, salaried or self-employed borrowers. For a dated table of resident rates across 15 lenders, see MoneyKarma's home loan interest rates page.

Do NRIs pay a higher home loan rate than residents?

Not at the lenders above that publish one card for everyone. The rate you get depends on the same things a resident's does: credit score, income type and loan size. Housing finance company B shows how much the score matters. Its salaried NRI rate for loans up to ₹50 lakh is 7.75% at a score of 825 or more and 8.40% at 800 to 825.

Where NRIs do lose out is on the fine print. The foreign bank's 7.45% applies only to balance transfers, and it asks for a minimum net income of ₹30 lakh a year for salaried applicants. Read the conditions column before you compare headline rates.

How much can an NRI borrow?

The same as a resident. RBI's Master Direction on borrowing and lending in Indian rupees says "The quantum of loans, margin money and the period of repayment shall be at par with those applicable to housing finance provided to a person resident in India".

So RBI's loan-to-value limits apply: up to 90% of the property value for loans up to ₹30 lakh, 80% above ₹30 lakh to ₹75 lakh and 75% above ₹75 lakh. Public-sector bank A prints these limits in its scheme and offers up to 30 years or until the borrower turns 75, whichever is earlier. Lenders assess eligibility on your overseas income. Public-sector bank A's permissible deductions for salaried borrowers go up to 80% of latest monthly income.

How do NRIs repay an Indian home loan?

Only through channels RBI allows. Under the same Master Direction:

  • The loan can't be credited to your NRE, FCNR(B) or NRNR account.
  • EMIs, interest and charges can be paid by remittance from abroad, from your NRE, FCNR(B), NRNR, NRO or NRSR account, from rental income on the property, or by a relative in India through an account-to-account transfer to your loan account.
  • The loan must be secured by an equitable mortgage of the property you buy.

A standing instruction from an NRE or NRO account is the simplest route. If the flat will be rented out, the rent can go towards the EMI.

A worked example: Rohit's ₹75 lakh flat

Rohit works in Dubai and is buying a ₹75 lakh flat in Pune. He borrows 80%, so his loan is ₹60 lakh and he pays ₹15 lakh down. He is salaried, his credit score is above 800, and he picks 20 years. These are MoneyKarma calculations using the standard reducing-balance EMI formula. Rohit, the price and his profile are illustrative.

Starting rateEMITotal interest
7.25%₹47,423₹53.81 lakh
7.45%₹48,152₹55.57 lakh
7.75%₹49,257₹58.22 lakh
8%₹50,186₹60.45 lakh

Each 0.25% matters. Per ₹1 lakh over 20 years, the EMI is ₹790 at 7.25%, ₹806 at 7.50% and ₹836 at 8%. Public-sector bank A's processing fee is 0.25% of the loan, capped at ₹25,000, so Rohit would pay ₹15,000 there.

What documents do NRIs need for a home loan?

More than residents, mostly to prove overseas income. From lenders' lists checked on 1 November 2026:

  • Passport with the visa stamped, and the latest work permit
  • Employment contract (translated into English and attested if it's in another language) and your employer's ID card
  • Overseas bank statements for the last 6 months showing salary credits
  • NRE account passbook or statement
  • A salary certificate attested by your employer, or notarised where attestation isn't possible

Eligibility rules differ too. Public-sector bank A wants salaried NRIs to have held a job abroad with a valid contract or work permit for at least the past 2 years. Housing finance company A asks for 3 years of total work experience, including at least 6 months abroad, and an age of 23 to 60 at maturity.

How can NRIs get the lowest home loan rate?

  • Keep your Indian credit score above 800. The rate cards above improve at 800 or 825.
  • Add a close relative in India as a co-applicant if your lender allows it. One public-sector bank says close relatives can be added for higher eligibility, with or without being joint owners.
  • Check the loan-size slabs. Housing finance company B's starting rate falls from 7.75% to 7.50% above ₹1 crore.
  • Compare at least one public-sector bank, one private bank and one housing finance company before you sign.
