What is PMAY-Urban 2.0?
Pradhan Mantri Awas Yojana (PMAY) is the Government of India's flagship housing scheme aimed at making homeownership affordable for every Indian family. Under PMAY-Urban 2.0, eligible first-time homebuyers can receive an interest subsidy of up to ₹2.5 lakh on their home loan through the Credit-Linked Subsidy Scheme (CLSS).
The subsidy is calculated on the Net Present Value (NPV) basis and credited as a lump sum to your loan account, effectively reducing your outstanding principal and monthly EMI. The scheme covers four income categories — EWS, LIG, MIG-I, and MIG-II — ensuring broad coverage across economic segments.

Who Can Apply for PMAY?

The applicant must be a first-time homebuyer — neither the applicant nor any family member should own a pucca house anywhere in India.

Annual household income must fall within one of the four categories: EWS (up to ₹3 lakh), LIG (₹3–6 lakh), MIG-I (₹6–12 lakh), or MIG-II (₹12–18 lakh).

The property must be in a statutory town as per the 2011 Census or in a town subsequently notified by the government.

The carpet area of the house must not exceed the prescribed limit for the income category (30 sq.m. for EWS to 200 sq.m. for MIG-II).

For EWS and LIG categories, the house must be owned in the name of or jointly with a female member of the household.

Choose Your Lender

Submit Your Application
Apply online through your chosen lender or the official PMAY portal (pmaymis.gov.in). Submit Aadhaar, income proof, and property documents.
Verification & Approval
The lender verifies your documents and forwards the application to the Central Nodal Agency (CNA) for subsidy validation.
Subsidy Credit
Once approved, the subsidy amount is credited directly to your loan account as a lump sum, reducing your outstanding principal and EMI.
