Home loan rates in Hyderabad start at 7.25% at a public-sector bank and about 8.00% at private banks, on lenders' own rate pages checked on 25 October 2026. Banks don't price by city, so a Hyderabad buyer pays the same rate card as anyone else with the same credit score. What is local is the registration bill: Telangana charges 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee on a sale deed in city areas, 7.5% in all. This guide comes from MoneyKarma, India's home loan platform with 90+ lenders. Not a lender.
Key takeaway: On a ₹90 lakh flat, budget about ₹29.7 lakh of your own cash before possession: ₹22.5 lakh down payment and about ₹7.2 lakh in registration and mortgage charges. The loan doesn't cover stamp duty.
Home loan rates in Hyderabad: how do the banks compare?
These are the rates lenders published on 25 October 2026. All are floating and linked to the RBI repo rate, which is 5.50% after the 7 October 2026 increase. Lenders aren't named.
| Lender type | Starting rate | Who gets it |
|---|---|---|
| Public-sector bank A | 7.25% | Salaried, credit score 800 and above |
| Public-sector bank B | 7.40% | Credit score 825 and above |
| Public-sector bank C | 7.40% to 7.55% | Best credit grade; lower rate for bigger loans |
| Public-sector bank D | 7.40% | Advertised starting rate |
| Public-sector bank E | 7.50% | Advertised starting rate |
| Private bank A | 8.00% to 8.85% | Credit score 751 and above |
| Private bank B | 8.00% to 13.45% | By profile |
| Private bank C | 8.75% | Credit score 800 |
For the same borrower, the spread between the cheapest public-sector bank and a private bank was about 0.75% that day. MoneyKarma's page on home loan interest rates across Indian lenders has the full table.
Do Hyderabad buyers get a different rate from Bengaluru or Mumbai buyers?
No. Your rate depends on your credit score, loan size, whether you are salaried or self-employed, and the lender's view of the property. At public-sector bank A, a salaried borrower pays 7.25% at a score of 800 or more and 8.00% at 700 to 724. Location matters only through the project: some lenders fund a builder project faster if they have already approved it.
What are stamp duty and registration charges in Hyderabad?
Telangana's registration department lists these rates for a sale deed in its ready reckoner, checked on 25 October 2026. They apply to the market value or the price, whichever is higher.
| Charge | City and municipal areas | Gram panchayat areas |
|---|---|---|
| Stamp duty | 5.5% | 5.5% |
| Transfer duty | 1.5% | Nil |
| Registration fee | 0.5% | 2% |
| Total | 7.5% | 7.5% |
Some older guides still quote 6% in total for Telangana. Go by the state's ready reckoner and confirm the figure with the sub-registrar office before you book a slot. Telangana gives no stamp duty concession for women buyers, unlike Delhi or Maharashtra, so putting the flat in a woman's name doesn't lower this bill here.
What does the bank's mortgage add?
Most home loans are secured by depositing the title deeds with the lender. In Telangana that deed attracts 0.5% stamp duty, capped at ₹50,000, and a 0.1% registration fee, capped at ₹10,000. On a ₹67.5 lakh loan that comes to ₹33,750 plus ₹6,750. Add the lender's processing fee and legal and valuation charges, listed on MoneyKarma's home loan charges and eligibility page.
Is there GST on a Hyderabad flat?
Only on an under-construction one. GST is 5% without input tax credit on most new flats, and 1% on an affordable flat. Hyderabad counts as a metro for this rule, so an affordable flat here means a carpet area up to 60 square metres and a price up to ₹45 lakh. No GST is due when the whole price is paid after the completion certificate is issued.
A worked example: Karthik buys a ₹90 lakh flat in west Hyderabad
Karthik, 34, works in an IT firm in Gachibowli and has a credit score of 805. He is buying a ready flat for ₹90 lakh. At Hyderabad's Q3 2026 average of ₹8,346 per sq ft reported by Knight Frank, that is about 1,080 sq ft. These are MoneyKarma calculations using the standard reducing-balance EMI formula.
| Item | Amount |
|---|---|
| Loan at RBI's 75% cap for homes above ₹75 lakh | ₹67.5 lakh |
| Down payment | ₹22.5 lakh |
| Stamp duty, transfer duty and registration at 7.5% | ₹6.75 lakh |
| Mortgage deed stamp duty and fee | ₹40,500 |
| Cash needed before fees | ₹29.66 lakh |
| EMI at 7.25%, 20 years | ₹53,350 |
| EMI at 8.00%, 20 years | ₹56,460 |
The rate gap between the cheapest public-sector bank and a private bank at 8.00% is ₹3,109 a month, or ₹7.46 lakh over 20 years. Had Karthik bought an under-construction flat at the same price, 5% GST would have added another ₹4.5 lakh.
How busy is Hyderabad's housing market right now?
Busy, and supply is rising faster than sales. ANAROCK reported 12,970 homes sold in Hyderabad in July to September 2026, up 15% on a year earlier. Knight Frank, for the same quarter, put Hyderabad sales up 3%, new launches up 24% and the average price up 3% to ₹8,346 per sq ft. The two firms count differently, so treat the direction as the useful part. More launches mean more choice for buyers, and more reason to check each project carefully.
Buying in a new launch project in Hyderabad: what do lenders check?
Before funding a flat in a new project, lenders look at:
- Telangana RERA registration. Projects above the size limits in the RERA Act, 2016 must be registered, and you can look up the registration number on the Telangana RERA portal.
- Building permission from GHMC or HMDA, depending on where the project sits, and clear title to the land.
- Whether the lender has already approved the project. If it has, legal and technical checks are quicker, but you still choose your own lender.
- Construction stage. Money is released in stages as the builder completes work, and you pay interest only on what has been released until the full EMI starts.
Do you need a home loan advisor in Hyderabad?
You don't have to use one. Every bank will take your application directly. What an advisor or platform adds is a side-by-side view of several lenders' offers, including fees and how each lender reads your income, which is hard to collect yourself. MoneyKarma has an office in Hi-Tech City, Hyderabad and compares offers from 90+ lenders. The lender makes the credit decision either way.
