Home renovation loan or home extension loan: which do you need in 2026

  • The difference between a home renovation loan and a home extension loan
  • What renovation and extension loans cost in October 2026, and how long you can borrow for
  • Renovation loan, top-up loan or personal loan: which works out cheaper on a ₹10 lakh job
  • The tax rule most people get wrong: the ₹30,000 interest limit on repairs

A home renovation loan pays for repairs, interiors or upgrades to a home you already own, while a home extension loan pays to add space, such as a new room or a floor. At most lenders both are priced like home loans, so in October 2026 you're usually looking at rates from about 7.85% at a public-sector bank, well below a typical personal loan. The trade-off is paperwork and shorter tenures. This guide compares the options and works through a ₹10 lakh example. It comes from MoneyKarma, India's home loan platform with 90+ lenders. Not a lender.

Key takeaway: For a big job on a home you own, a renovation or extension loan at home loan rates usually beats a personal loan on EMI. But a longer tenure can cost you more interest overall, and the tax deduction on renovation interest is capped at ₹30,000 a year for a self-occupied home.

What is the difference between a home renovation loan and a home extension loan?

Both are secured against your property. The difference is what the money builds.

Lenders fund work on the structure and fixed fittings, so a modular kitchen may qualify where a new sofa won't.

What are home renovation loan interest rates in October 2026?

Most banks price renovation and extension loans off the same repo-linked rate as their home loans. RBI raised the repo rate to 5.50% on 7 October 2026, and lenders have been passing that through.

  • A public-sector bank listed 7.85% a year for loans to repair, renovate or alter an existing house or flat, on its home loan page as seen on 15 October 2026. The same bank prices a top-up loan for renovation 0.20% higher.
  • A large private bank's extension loan page, checked 15 October 2026, showed 8.00% to 13.45%, which it says is the same as its home loan rates.
  • For context, the lowest starting home loan rate in MoneyKarma's 9 October 2026 rate check was 7.00%, at a public-sector bank, for borrowers with top credit scores.

Your rate depends on your credit score, income and loan amount. Treat these as starting points, not offers.

How much can you borrow for home repairs or an extension?

Lenders fund a share of the estimate, not the whole bill. The private bank above caps extension funding by loan size, in line with RBI's limits for housing loans:

Loan amountMaximum share of the construction estimate
Up to ₹30 lakh90%
₹30 lakh to ₹75 lakh80%
Above ₹75 lakh75%

So for a ₹12 lakh renovation estimate, expect to fund at least ₹1.2 lakh yourself. Your income, existing EMIs and the property's market value also cap the loan. Run your numbers on the home loan eligibility page before you get quotes.

Beyond the usual income and KYC papers, expect to show title documents, a contractor's or architect's estimate and, for an extension, the approved building plan.

Renovation loan, top-up loan or personal loan: which is cheaper?

Meera owns a two-bedroom flat in Chennai and needs ₹10 lakh to redo the kitchen, both bathrooms and the wiring. She has three ways to borrow.

The rates below are illustrative assumptions: 8.0% for a renovation loan, 8.5% for a top-up on her existing home loan and 11.0% for a personal loan. All EMIs are MoneyKarma calculations using the standard reducing-balance formula.

Option (₹10 lakh)RateTenureEMITotal interest
Renovation loan8.0%15 years₹9,557₹7.20 lakh
Renovation loan8.0%10 years₹12,133₹4.56 lakh
Top-up home loan8.5%15 years₹9,847₹7.73 lakh
Personal loan11.0%5 years₹21,742₹3.05 lakh

Two things stand out. The personal loan has the lowest total interest only because it runs for five years, and it costs Meera more than twice the EMI. And stretching the renovation loan from 10 to 15 years cuts her EMI by ₹2,576 but adds about ₹2.64 lakh in interest.

A useful shortcut: at 8.0%, every ₹1 lakh borrowed costs about ₹1,213 a month over 10 years, ₹956 over 15 years and ₹836 over 20 years.

When does a top-up loan make more sense?

A top-up home loan is added to a home loan you already have. It's usually quicker because your lender already holds the property papers, though it may cost a little more, as with the public-sector bank above. If your current home loan rate is high, compare a balance transfer with a top-up from the new lender first.

When is a personal loan the better choice?

For small jobs, say under ₹2 lakh, or when you can't produce an estimate or clear title papers. You'll pay a higher rate, but there's no property paperwork.

Can you claim tax benefits on a home renovation loan?

Yes, but less than most people expect. Under the Income-tax Act, 2025, in force from 1 April 2026, section 22 carries over the old Section 24(b) rules. For a self-occupied home under the old tax regime, interest on a loan taken to repair, renew or reconstruct the house is deductible up to ₹30,000 a year. The ₹2 lakh limit applies only to loans for buying or building a home.

In Meera's first year, her ₹10 lakh renovation loan at 8.0% carries about ₹78,700 of interest, but she can deduct only ₹30,000 of it. If she has a home loan on the same flat, both claims share the overall ₹2 lakh ceiling for a self-occupied home.

The deduction for principal repayment covers buying or building a house, and generally not repairs or additions after the completion certificate. Under the new tax regime, which is the default, there's no interest deduction on a self-occupied home at all. Confirm your case with a tax adviser.

How to compare home renovation loan offers

Ask each lender for the Key Facts Statement and check:

  • The rate, the benchmark it's linked to and the spread
  • Maximum tenure for renovation versus extension, since they can differ
  • How much of the estimate they'll fund, and whether interiors qualify
  • Processing, inspection and legal fees, and how the money is paid out

Use the EMI calculator to test two or three tenures before you pick one.
